Jacob-Rixon-CPA

Jacob Rixon, CPA

Managing Partner

Jacob is a founding partner of Cost Seg Capital. He is the Director of Specialty Tax Services for the company and consults with clients in tax and estate planning areas. Jacob has performed Cost Segregation Studies for clients in various industries that range from Fortune 500 companies to individual real estate investors. He has analyzed projects spanning the entire US, including multifamily and apartment projects, hospitals, and a vast array of commercial properties.

While serving in consulting and management roles for numerous real estate investors, Jacob acquired a thorough understanding of the Internal Revenue Code’s depreciation provisions. He has also shared his expertise in depreciation techniques and practices through speaking engagements and workshops for multiple CPA Real Estate groups.

Prior to starting Cost Seg Capital, Jacob was the President of Rixon and Associates. Headquartered in Seattle, WA. Rixon and Associates was a national full-service consulting firm with a singular focus on outsourced CFO, Controller, accounting, and finance needs. Jacob is a Certified Public Accountant (CPA) licensed in the State of California and graduated from the Charles W. Lamden School of Accountancy at San Diego State University.

Payton is a founding partner of Cost Seg Capital. He serves as Managing Partner and Head of Strategic Capital & Tech Operations at Cost Seg Capital, leveraging over two decades of executive experience across real estate, finance, and technology. He is a visionary leader dedicated to building innovative solutions and driving high-impact growth at the intersection of these complex verticals.

At Cost Seg Capital, Mr. Banks architected and built foundational technology infrastructure, including scalable data platforms and automated financial underwriting systems. He designed and executed specialized campaigns to secure direct capital sources, optimizing capital formation and deal flow. His leadership has consistently driven operational efficiency and advanced integrated financial strategies for clients.

Throughout his career, Payton has led over $2 billion in real estate sales and advisory services, specializing in multifamily and hospitality sectors. He uniquely integrates expertise in insurance, finance, and energy to streamline development processes, maximize revenues, and extend asset lifecycles, providing comprehensive portfolio advisory beyond traditional transactions.
