Payton Banks

Managing Partner

Payton Banks, a commercial real estate professional, has more than 20 years of experience in real estate brokerage and advisory, investment banking, commercial lending, equity placement, insurance brokerage, and energy services.

Before starting his own firm, Payton worked at a premier multi-family and hospitality real estate brokerage. His extensive Mid-Atlantic market knowledge enabled him to advise owners on leading-edge pricing, property positioning and long-term investment strategies that supported wealth generation and preservation.

Payton is a Managing Partner at Cost Seg Capital and the firms Director of Capital Markets .He sources capital nationally and provides financing for a full range of property types and loan types and amounts. The firm partners with nationally recognized insurance brokerages to provide necessary protection that all multi-family and hospitality developers and owners require. And finally, he brokers private and exclusive real estate investments and has collectively handled the procurement and development of thousands of units and millions of square feet totaling just over two billion dollars in sales during his career.

Mr. Banks has uniquely and strategically positioned himself to provide competitive and comprehensive real estate portfolio advisory services that most professionals do not have the knowledge to provide. He goes beyond facilitating real estate transactions. He has created an entire system dedicated to streamlining the real estate development process integrating insurance, finance, and energy to reduce costs, maximize revenues, and extend the life-cycle of investments.


Larry Knott

Director of Strategic Business Development | Managing Partner

Knowledgeable, detail-oriented, and kind are just a few words people use to describe Larry Knott. With over two decades of experience in specialty finance and commercial real estate, Larry has established himself as an innovative leader and advisor.

In his current role at CSC, Larry is the company's Director of Strategic Business Development. He has consistently found success through his effective communication skills and unique ability to navigate the details. Larry has earned the trust and admiration of his clients and peers alike.

Larry has built and developed an exemplary professional career. From overseeing ground-up retail and multifamily developments to boosting sales to record levels at one of the nation's leading speciality finance firms, he works tirelessly to produce exceptional results in challenging roles.

Larry obtained his Bachelor of Arts Degree from Loyola University Maryland and later his Master’s of Business Administration from Johns Hopkins University Carey Business School.

Jacob Rixon, CPA

Managing Partner

Jacob is a founding partner of our Cost Seg Capital. He is the Director of Specialty Tax Services for the company and consults with clients in tax and estate planning areas. Jacob has performed Cost Segregation Studies for clients in various industries that range from Fortune 500 companies to individual real estate investors. He has analyzed projects spanning the entire US, including multifamily and apartment projects, hospitals, and a vast array of commercial properties.

While serving in consulting and management roles for numerous real estate investors, Jacob acquired a thorough understanding of the Internal Revenue Code’s depreciation provisions. He has also shared his expertise in depreciation techniques and practices through speaking engagements and workshops for multiple CPA Real Estate groups.

Prior to starting Cost Seg Capital, Jacob was the President of Rixon and Associates. Headquartered in Seattle, WA. Rixon and Associates was a national full-service consulting firm with a singular focus on outsourced CFO, Controller, accounting, and finance needs. Jacob is a Certified Public Accountant (CPA) licensed in the State of California and graduated from the Charles W. Lamden School of Accountancy at San Diego State University.
